If you’re buying, flipping, or investing in notes, you already know how important it is to find good deals.
If I learned anything in my 30+ years in this business, it is that nothing is more important than getting the phone to ring. Without the phone ringing, everything else is irrelevant (having money to invest, connections, or being great at the calculator).
That’s where marketing comes in—and for a lot of people in the note industry, that’s the part they’d rather avoid.
Simply put, Networking is the number one source of deals, at least in the long term, but not everyone wants to do that, and that is yet another form of marketing.
Fortunately, AI can help with the things that build trust and visibility: writing, posting, following up, and staying in front of the right people.
Using AI to Market Your Note Business
Here are five simple ways to put AI to work in your note business, especially if you’re more comfortable with spreadsheets than social media.

Use AI to Write Social Media Posts
Posting regularly keeps you visible, but coming up with content ideas can be a chore. With tools like ChatGPT, you can ask for quick ideas and complete drafts. I love using AI for this. Just tell AI what you are trying to say and let it be the wordsmith you always wanted on staff.
Need something for LinkedIn? Try a prompt like:
“Give me three post ideas for note buyers to share on LinkedIn that explain how seller-financed notes work.”
Copy, tweak, and post. That’s it. Whether you’re speaking to sellers or referral partners, AI makes it easier to keep showing up. Add in a program like Buffer, and you can get a week’s worth of posts scheduled and done in 30 minutes.
Turn Your Knowledge Into Articles
Educational content builds trust. You probably already know—AI helps you organize it into something worth reading.
Ask it to draft a short article about why someone might want to sell their note, or how a probate attorney can help their client access the value of a private mortgage. Even just a quick example of how to create a note safely. Any of these things can create great content.
Not sure what to write about? Ask AI for five good subject ideas for an article, and off you go.
You don’t have to publish a 1,000-word essay, and I HIGHLY recommend changing the article into your own words and style, but AI got you 90% there.
Rehab Your Online Bio
First impressions count. If someone searches your name or visits your LinkedIn profile, what do they see? What about on Facebook?
AI can help you write a cleaner, more confident version of your “About” section, whether it’s for your website, social media, or email signature.
Try this prompt:
“Rewrite my LinkedIn bio to explain what I do as a note investor and how I help sellers get cash for their notes. Keep it clear and professional.”
Get Help Writing Cold Emails
Writing outgoing email messages is one of those tasks that often gets overlooked – or is done poorly. AI makes it easier to send thoughtful, relevant messages that don’t sound like spam.
For example:
“Write a short email I can send to a CPA, introducing myself as someone who buys private mortgage notes. Mention how I might be able to help their clients.”
You can also use AI to help you write follow-up messages when someone goes quiet after a conversation.
That said, don’t just take the first version AI throws at you. For best results, try writing it yourself, then upload and ask AI to improve it (telling AI to make it more professional, casual, fun, whatever you choose).
Create Lead Magnets Without the Headache
If you’ve ever wanted to offer a free download or guide—but didn’t have time to write one—AI can handle the heavy lifting.
Give it a prompt like:
“Write a short guide called ‘5 Mistakes to Avoid When Selling Your Note.’ Include a title, intro, five bullet points, and a closing paragraph.”
Put the text into Canva or Google Docs, add your logo, and you’ve got a ready-to-share resource for email or social media.
That said, you will want to review all the material and ensure it is original (not lifted from another source). Again, rewrite it and make it your own.
Now log on…
AI won’t do your marketing for you… and it doesn’t replace the personal aspects of this business…
…but it can take care of the hard part—starting.
With a few clever prompts, you can save time, look more professional, and stay connected with the people who need what you offer.
