Government Shutdown, Breaking Bad Finale and Buying Notes

Just the other day millions of people watched the series finale of Breaking Bad. The same week we were able to watch our government spin its own version of “breaking bad.” As of this writing, the folks in Washington are still entrenched in a sandbox fight that 6-year-olds would envy. Not going to jump in here and place blame on either party (both) and I am not going to elaborate on how we may solve such incompetence in the future (term limits), but I will address the cause and effect it … [Read more...]

Note Buying For Insomniacs

As the clock blinked 3:15 am, I only had two thoughts in my mind. One, I am really glad I do not live in the Amityville Horror house. Two, I can’t be the only one in the world that is sitting here waiting for the rest of the world to wake up and get some stuff done. It also led me to thinking… How can I create a note business that allows me to work whenever (and wherever) I want…even at 3:15 in the morning? Fifteen years ago that was a much more difficult answer… especially  for the note … [Read more...]

Has Today’s Note Seller Really Changed?

The real estate market went up and crashed back down. Bank lending dried up faster than water in the salt flats and... Robert Downey, Jr. has made three Iron Man films. So, with all these things going on, and more, it begs the question: How is today’s note seller different? The answer may surprise you. Nothing. Nothing has changed in the motivation of why a note seller would like to sell a note. People only sell real estate notes for two reasons. Happy People… Happy people … [Read more...]

The Note Industry Is Not That Hard

8 out of 10 people are not going to like what I am about to say... The note industry is not that hard. You just need someone to show you the right path. I know that sounds insensitive, but you have to remember where I started from and why that gives me the right to comment as bluntly as I am right now. I was living in a 500 square foot apartment. I was waiting tables at night and taking classes at a local community college during the day. I was not a "great" student. If something … [Read more...]

De Stress of Distressed Properties and Defaulted Notes

My company has bought and resold hundreds of bank-distressed (REO) properties over the last several years. We have purchased even more non-performing or defaulted notes. Although many times it’s possible to modify the terms and keep the borrowers in the home (when buying the loan), many times we have to take back the property through a Deed-In-Lieu or outright foreclosure. Once we gain title to the property (either purchased as REO or taken back through foreclosure), it is astonishing how, … [Read more...]
